By using this website or scheduling services with 45th Parallel Home Maintenance, you agree to the following terms.

Services

We provide home maintenance, Preventative Inspections, and Owner's Representative consulting. Technical inspections and consulting services are visual and non-destructive. We do not move personal property or perform destructive testing. Physical maintenance tasks (e.g., gutter cleaning, filter changes) are performed to professional industry standards and are distinct from our advisory reports. Our reports represent a 'snapshot in time' and are not a guarantee of future performance or freedom from hidden defects.

Estimates & Pricing

• Estimates are based on the information available at the time.
• Additional work outside the original scope may require a separate estimate.
• Subscription pricing covers seasonal visits and included benefits as listed.
• Add-on services are billed separately.
• Prices may change with notice.

Scheduling & Access

We make every effort to arrive on time. Weather, emergencies, or unforeseen conditions may require rescheduling. You agree to provide safe access to the areas where work is performed. If access is not available, the visit may be rescheduled or incur a fee.

Payments

• Payment is due upon completion of service unless otherwise stated.
• Subscription plans may require prepayment or recurring billing.
• Failure to pay may result in paused services or cancellation of future visits.

Cancellations

You may cancel or reschedule with reasonable notice. Subscription cancellations follow the terms of your agreement and may require settling any outstanding balance.

Liability & Limitation of Damages

We are insured and operate as a Licensed Michigan Builder. However, by using our services, you agree to the following limitations:

• Limitation of Liability: You agree that 45th Parallel Home Maintenance's total liability for any errors, omissions, or negligence is strictly limited to a refund of the fee paid for the specific service in question.
• No Warranty: We do not provide a warranty or guarantee against future mechanical failures, pipe bursts, or structural issues.
• Third-Party Contractors: When acting as an Owner's Representative, we provide professional opinions only. We are not the Contractor of Record and assume no liability for the workmanship, code compliance, or safety of third-party contractors.
• Snowbird/Vacation Home Oversight: Responsibility is limited to conditions observed during scheduled visits. 45th Parallel Home Maintenance is not liable for issues occurring in the intervals between visits.

Dispute Resolution

As a Licensed Michigan Builder, we claim all rights under the Michigan Right to Repair Act (MCL 600.2975). Clients must provide notice and an opportunity to inspect and cure any alleged defects before pursuing legal action.

Photos & Documentation

We may take photos for:

• Service reports
• Documentation
• Quality assurance

Photos are never shared publicly without your permission.
